According to a recent report in The Times, Prince William and Princess Kate are paying an astonishing $411,435 annually to live in Forest Lodge, their new home in Windsor. This marks a significant increase over the previous tenants and cements the estate as the family’s permanent residence—even with the future prospect of William ascending the throne.
The couple moved into Forest Lodge in the fall of 2025, leaving behind their previous residence at Adelaide Cottage. Located within the sprawling Windsor Great Park and less than five miles from Windsor Castle, Forest Lodge is a Grade II-listed Georgian mansion that combines history, elegance, and modern comforts. The property features eight bedrooms in the main house, as well as two cottages on the grounds, which serve as homes for staff, ensuring the family’s life here runs smoothly and privately.
Documents filed on May 14 list William, 43, and Kate, 44, as the official leaseholders of the property. The lease, reportedly signed for 20 years, reflects an “open market rent” valuation determined by two independent valuers. It also covers minor renovations paid privately by the royal couple before their move, allowing them to tailor the historic mansion to the needs of their growing family. Prince George, 12, Princess Charlotte, 11, and Prince Louis, 8, now have ample space for study, play, and family life, all within the heart of the Windsor Estate.
Interestingly, the rental figure represents a massive jump from the previous occupants. Alexander Fitzgibbons, chairman of event planning company Fait Accompli, which coordinated both William and Kate’s 2011 wedding and Prince Harry and Meghan Markle’s 2018 wedding, rented Forest Lodge for around $289,316 annually. Alongside Swedish business executive Cristina Stenbeck, Fitzgibbons had signed a tenancy in 2019, but market shifts have now pushed the cost significantly higher for the new royal residents.
This move also highlights a stark contrast with other members of the royal family. The Crown Estate noted that the lease was set at open market rent after concerns arose about former tenants like Prince Andrew, who had not paid rent at Royal Lodge for more than twenty years before being evicted in 2024. By personally paying for renovations and agreeing to a substantial lease, William and Kate are emphasizing their commitment to maintaining both independence and propriety while living in a high-profile royal residence.
