A standalone, bayfront villa that will be a part of the St. Regis Residences in Miami came to market on Monday with a listing price of $32 million, Mansion Global has learned.
The home is one of two single-family houses that the development will offer. While this so-called garden villa overlooks Biscayne Bay, the other will have city views, said Patrick Campbell, executive vice president at Related Group, one of the property’s developers, along with Integra Investments.
The villa provides a rare opportunity to own a standalone house in Miami’s Brickell neighborhood, which has seen an influx of luxury condo developments.
“It’s a nod to the past because originally, Brickell was all single-family homes. Over the years, it’s developed into what it is now,” Campbell said. “There are a handful of single-family homes on the west side of Brickell, but they’re slowly disappearing.”
The 7,617-square-foot home will be built on the condo tower’s fifth-floor pool deck, offering three floors of living space above the pool deck. An additional level falls within the parking garage, offering a service suite and private parking. The home also has its own elevator.
Campbell equated it to a penthouse without “having to be at the top of the building.”
There will be five bedrooms, six bathrooms and two powder rooms in the villa. The upper-level primary suite will include two large walk-in closets, a midnight bar and a 518-square-foot terrace.
While the villa is located on the tower’s pool deck, it actually has its own pool and spa, which can be found on the home’s rooftop terrace, along with a summer kitchen and plenty of entertaining space. In total, the home has 2,726 square feet of outdoor living spaces.
“Even though you’re on the pool deck, you have your own private amenities,” Campbell said.
Down on the main living level, the great room, part of an open-plan space with a chef’s kitchen and a dining room, opens out to an outdoor terrace.
Additionally, the owner of the villa will have access to all of the amenities offered to those living in the condo tower, which includes a fitness center, a pickleball court, a private marina, and a spa and wellness center. There will also be a residents-only, fine-dining restaurant in the tower.
Designed by Robert A.M. Stern Architects, the St. Regis Residences is slated to be completed in 2027, Campbell said.
